    I have been acclimated to 110F heat so yeah it is cold now. When I was back east I'd go winter backpacking every year and by the third day outside 24 hours a day I was able to stand around in my t shirt with the temp in the low 20's, providing the air was calm, and feel comfortable, but now it's the reverse.

    Research indicates that it is still in widespread use, even in Australia the term 'Philadelphia Lawyer' is mostly understood to mean a crooked silver-tongued legal eagle, who'll stoop to any lows to get the job done. Interestingly, i've found evidence that the meaning has changed to that derogatory one from the original where it was quite complimentary and meant that the lawyer was particularly competent and expert.

    Somehow u monkeys must have picked up on it having heard it on an record machine or at the moving picture show, and now u r still using it at every opportunity thinking it makes u sound very "hip" and American. I've never heard it used in real life here. It's sad really...

    I guess you don't know what my 'day job' was since 1971 hey Mags? Let's just say I've heard dem words before about holding out and keeping the agent to their estimate.....sometimes the uttering Vendor's words are proven right, sometimes he has to "eat 'em". Also this: Your cave is worth what the market will pay, not necessarily what the intending agents 'estimate' that to be and so it will sell only if what you're prepared to sell for is the maximum the intending buyers think its worth to them. The actual definition of 'Market Value': "The price that a willing but not over-anxious seller will accept from a willing but not over-anxious buyer". If both parties feel a little bit screwed but can live with it the price is probably exactly fair. A good agent will work hard to get the seller what's wanted and extract every dollar from a buyer without losing them, it's quite a skill believe me.

    BTW, $359,000 sounds more like a suggested 'starting price' rather than an end price which is why i made that comment. e.g. 'Mr Hobbit, your cave is utterly charming and the batshit stalagmites are the highest i've ever seen. I believe we have many suckers, err, i mean spelunkers who will spash out vast amounts of cash for it. I suggest an asking price of $369,000 and we aim to attract offers in the region of $360,000'. But maybe the Perth agents are able to fine it down to such a precise figure of $359,000 ...... [sarcasm may be inferred]. This is why you need to not only trust the agent's negotiating ability but also check the comparative analysis that they should give you to back up their selling estimate. In Qld that's usually 3 recent sales of similar properties in the area. It's a good idea to hitch up the wagon and go eyeball those comparisons from the street.

    I'll deal with your nonsensical rantings in detail later Melv, just for the moment i'd like to point out that 'Sidney' is in Nebraska. I spent a week there in Aug 2011, mostly browsing the huge Capella's store. I think i got around most of it.
